Every week the market gets analyzed. The only question is your name on it?

The Market Report is a weekly analytical briefing on the Adirondack residential market — what’s moving, what’s stalling, and what the numbers can’t tell you on their own. That last part is where you come in. Three founding broker seats are open.

What the Adirondack Market Report is

Five reads on the market, every week in your inbox.

Each issue analyzes current listings, surfaces the most interesting properties, and links every figure back to the original brokerage listing — giving subscribed brokers in the Adirondack region access to the listing data, the trends, and the expertise and insights from our founding partners.

i

Market Snapshot

Inventory, price trends, days-on-market signals, and waterfront premiums at a glance.

ii

iii

Hidden Signals

Patterns beneath the listings: town price divergence, the two-speed market, category shifts.

For brokers

Your expertise, on the record.

The read on price, days, and comps is ours to produce — researched and written into the report every week. The half that decides a sale, the local truth no feed carries, is the one only you have.

Your knowledge, on the record

Add your read next to the data on the listings you know best — dock depth, road associations, what showings were really like. The half no dataset has, with your name on it.

Analysis, done for you

A professional, data-backed read to forward to buyers who now expect numbers. You send it; you don’t have to make it.

Founding Brokers get it first

Founding Brokers get every issue two days before it goes out to anyone else. Send it to your buyers and sellers before anyone else has seen it — that week, you’re where their market read came from.

A place to add your insight

Every broker gets the numbers. The last word is yours.

62 Peninsula Road — Lake Placid

7 bd / 9 ba / 7,500 sq ft / 23 ac · $12,500,000 ($1,667/sq ft) · Merrill L. Thomas, Inc.

Lake Placid · 2,859′ frontage Trophy 728 days cumulative

The report’s readThe most expensive house in the week’s sample is also one of its oldest — 728 cumulative days on market against a fresh May 2026 list date, a relist. At more than eight times the regional median price per square foot, the ask is a bet on what can’t be rebuilt: nearly 2,900 feet of Lake Placid shoreline on a 23-acre peninsula.

Broker note — what the data can’t see

The kind of read a participating broker adds: how much of those 728 days was a prior listing under another broker, what the dock permits and water depth actually allow, which road association plows the peninsula in winter, and who the real buyer for a trophy like this is. The report sets the frame. You fill it in.

Founding Partners add an overall read on the market in every issue. Participating Brokers are invited to comment on individual, editorially-selected listings on a rolling basis — not every broker asked makes every issue, but the ones who do are named in it.

Founding partners

Three Founding Seats only.

We’re choosing the first three brokers in the region. Founding partners help shape the format, add an overall read to every issue, and send it to their own network before anyone else sees it.
